Area-page methods and coverage

Build 6 November 2026. Transactions 2024-10-01 to 2026-09-30, an inclusive 24 calendar months. Source database last applied 2026-11-05T10:12:06.349590. Filters: Category A, positive prices, detached/semi/terraced/flats only, active Code-Point postcodes, one country per outcode. Changes and deletions are applied by transaction ID in the source database. Repeat sales are separate transactions, not independent homes. Registration delays and revisions affect recent data.

Minimum 30 transactions and two types with at least 10 records each. Quartiles use linear interpolation at (n−1)p. No confidence interval or individual-property price prediction is implied. Positive-price outliers are retained; transactions outside the stated category/type filters are excluded. New-build and existing-home counts are provided because the mix affects medians. Pilot: 50 of 2132 eligible outcodes, chosen by SHA-256 of the outcode, independent of price and perceived desirability.

Outcode-specific HPI, land-area flood shares, historical warnings, crime counts, local rents and most common council-tax bands are not imported. Missing is not zero. Flood shares need a verified land-area denominator and polygon overlay; postcode counts cannot stand in for area. Wales uses NRW, not an English EA result. No safety, school or investment ranking is produced.

UK HPI council context uses the August 2026 index and August 2025 index from the official Indices CSV published 21 October 2026. Annual change is 100 × (latest / year-ago − 1). Council series are not outcode estimates; they are provisional and can be revised. The input records retain CSV row numbers, download URL and SHA-256.

Schools: nearest five candidates to the active postcode nearest the arithmetic centre of the outcode's active postcode centroids. Straight-line haversine distance; candidate list comes from the existing neighbourhood shard, not a full admissions or all-schools search. Names and official Ofsted links only, no grades. Wales schools are not supplied by Ofsted. Council membership is assigned from the postcode lookup; all candidate councils are listed. Band D is a 2026–27 reference amount from MHCLG, not the common property band or an individual bill.

Tax examples call site/js/thue.js calcTax for completion 2026-11-06. Individual UK-resident scenarios: first-time, ordinary sole/replacement home, additional home. England SDLT and Welsh LTT are separate. No legal qualification or relief entitlement is inferred from a postcode. Use the calculator for the facts you provide and current official checks.
