An EPC answers an energy question
An Energy Performance Certificate records an assessment of a building's energy performance. It is not a general survey of structural condition and cannot establish the cost of every repair a buyer might face. This article helps separate the certificate's identity, date, recommendations and estimates from other property evidence. It does not inspect the home or produce a new certificate. An energy rating shown in an advertisement should be matched to the relevant official record before it becomes part of a comparison. The postcode is a way to begin that search, not proof that the result belongs to the intended dwelling.

Match the certificate to the accommodation
Buildings can contain several flats or have changed names, numbers or layouts. Check the address and accommodation described in the record rather than selecting the first result returned by a postcode search. Keep the assessment date and certificate reference in your private notes. If there are multiple records, preserve their dates instead of combining recommendations into an apparently current list. A mismatch or absence should remain a question for the seller or appropriate professional. We do not scrape EPC addresses into area pages, and the form below is not an upload service for certificates or documents.

Keep estimates distinct from actual bills
Certificate figures are produced within an assessment framework. A household's actual energy use can differ because of occupancy, heating patterns, tariffs and the condition or operation of equipment. A seller's bill and a certificate estimate are therefore not interchangeable measures. For a comparison file, record which kind of figure you have and the period it covers. Do not label a modelled annual cost as a guaranteed bill for the next owner. This site has no evidence about the future household's behaviour or energy contract that would justify that promise, even where the displayed arithmetic is straightforward.

Read recommendations as a list to investigate
A recommendation on a certificate is not a contractor's fixed quotation or confirmation that the work is suitable in every circumstance. Building condition, access, permissions and the interaction between measures may need separate consideration. Keep the suggested measure, the assessment date and any later professional or contractor response in different fields. If you obtain a written quote, do not silently replace an older indicative amount with it while retaining the old source label. This article neither specifies building work nor tells a user which improvement to buy. Its role is to keep the evidence and assumptions visible.

Do not let an energy result replace other checks
A favourable rating does not establish that planning permissions, building-control records or title documents are complete. A proposed improvement may raise questions outside the energy assessment, especially where a building or area has particular controls. Use the planning map as a separate source and retain its limitations. Similarly, a flood layer cannot establish the condition of insulation or heating equipment. The useful comparison is a collection of distinct records about the same property. Turning them into a single unsupported pass or fail would hide uncertainty and make the overall result appear more authoritative than the evidence allows.

Check which rules are actually in force
Rules about providing certificates and rules for rented homes should not be confused with an announcement about possible future standards. When reading a claim about a required rating, identify the jurisdiction, type of transaction, date and official source. This guide does not assume that every proposal mentioned in the news has taken effect. The current official guidance linked above is the starting reference, while a particular letting or sale may require professional clarification. Our tools can show calculations using entered assumptions; they do not certify compliance or determine whether an exemption applies to a building.

Keep the next step proportionate to the evidence
Open the postcode map below if you want the area's available planning and environmental context. For the energy record itself, follow the official certificate service. Neither action sends a mortgage application, orders an assessment or authorises improvement work. A clear record distinguishes the certificate, actual bills, quotes and unresolved technical questions. That separation makes later updates easier to understand and avoids counting an estimated saving as a result already achieved. Information here is for reference; an actual home and proposed work can require a qualified assessment beyond what a static web page can provide.
