Refund and cancellation policy
Draft for the pilot, last updated 5 November 2026. To be approved by the operator before any paid product is offered.
Not available yet – no sales are being taken during the pilot. The free tools on this site stay free. The paid products described below are not on sale, and you cannot be charged for anything. This page explains how cancellations and refunds would work if and when paid products are offered.
Who sells the paid products
Home Cost Check is operated by [operator legal name – to be completed], [registered address], Viet Nam ("we"). Contact: [contact email – to be completed].
Our order process would be conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders: Paddle sells the product to you, takes payment, issues your receipt and handles refunds. Paddle's buyer terms also apply to your purchase.
Planned products
- Address report: a one-off PDF report for one address in England or Wales, made available in your browser straight after payment.
- Landlord plan: a monthly subscription that renews each month until you cancel.
Prices would be shown in pounds sterling and include VAT. The price shown before you pay is the total you pay; there are no extra fees at checkout.
Your right to cancel within 14 days
If you buy as a consumer, you normally have the right to cancel within 14 days of the day you buy, without giving a reason.
Address report (digital content)
- Before paying, you would see an unticked box. You can tick it to ask for the report straight away: "I want my report now. I agree that it will be made available immediately and I understand that I will lose my 14-day right to cancel once the report has been made available."
- If you tick the box and the report is made available, you no longer have the right to cancel. Your receipt or the report would confirm that you gave this consent.
- If you do not want to give up your right to cancel, do not tick the box. The report would then not be made available during the 14-day cancellation period.
- Paddle, as the seller, may still refund an order under its own buyer terms.
Landlord plan (subscription)
- You can cancel within 14 days of first subscribing. If you asked us to start the service straight away, the refund may be reduced by the part of the service already provided in that period.
- After that, you can cancel at any time online, in the same way you subscribed. Cancellation stops the next renewal. You keep access until the end of the month you have already paid for. We do not normally refund part of a month that has started.
How to cancel or ask for a refund
- Use the link in your Paddle receipt email to contact Paddle.
- Or write to us at [contact email – to be completed] with your order number and a clear statement that you want to cancel. We would pass your request to Paddle.
- Refunds are paid by Paddle to the original payment method. We cannot pay refunds directly.
Faulty or incorrect reports
If a report you paid for is not as described, could not be downloaded, or contains an error on our side (for example, the wrong address), please contact us. We will correct it or ask Paddle to refund you. This does not affect your statutory rights.
Not available to buyers with a Vietnamese billing address
Paid products are not sold to buyers whose billing address is in Viet Nam. If an order is placed with a Vietnamese billing address, it will be cancelled and refunded in full and the product will not be supplied.
What a refund does not cover
Reports bring together public data for reference only. They are not a valuation, survey, legal search, or mortgage, tax, legal or financial advice. A decision you make based on a report is not by itself a reason for a refund. Nothing in this policy limits your rights under the Consumer Rights Act 2015 or the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
